Empire Estates

In collaboration with a local agent, we acquired this parcel in the City of Dinuba. We were able to recognize the developmental potential as it met a lot of developmental criteria. Bordering the city limits and with access to utilities on site, we felt confident getting support from the local jurisdiction. We annexed, rezoned, and engineered the parcel into 75 single-family residential lots. 

Bakersfield #6318

While researching for land with developmental potential we came across TTM 6318 in the City of Bakersfield. When expressing interest to the owner, we found out he had already begun the entitlement process, but was interested in selling the parcel as it was. Understanding his reasoning for selling and recognizing the possibility for us became a winning formula for all parties. We acquired the parcel and then finished out the entitlement and engineering. After completion, we sold the 30 acres, 100 single-family residential parcels with plans to a local builder. 

Liberty Hills

Liberty Hills has been one of the most rewarding but complex subdivision projects I've had the privilege to be a part of. Partnering with Century Communities acquired 80 acres of undeveloped land. The entitlement process expanded by close to 24 months. The completion of the entitlement brought to life, 384 lots taken down into 4 phases. Century acquired the first 3 phases and LandDesign kept the final phase.
